First Time Home Buyers

Typically, first time home buyers are living in a tight budget. Lower priced homes sell very quickly. It doesn't mean you should rush into a home purchase, especially if it isn't the right home for you and your family. You should definitely be ready to move quickly, once you find the right home though. I usually say the first step in a home purchase is to speak with a mortgage lender. For first time home buyers, I tell them to speak with their family and the people around them that love them first. This will be your first big purchase. You will definitely need some assistance before the purchase, during the sales process and especially afterwards. I cannot stress this part enough. Once you start the process, do not spend large sums of money or use your credit cards until you have the keys to your new home in your hand. Buyers buy a new car and lose their chance of getting a home. They buy furniture for their new home, before closing on the loan, and the lender changes their mind. Go into some sort of defense mode, where all you are doing is saving your money and keeping your credit score safe until after the home is yours.

If you are serious and ready to buy, talk to a home mortgage lender and get pre-approved for a home loan. Lender pre-approval letters or some sort of proof of funds, when making a cash offer, are typically required when presenting offers in this area. Lately, a pre-approval can even be required before an agent can show you a property.  I have been doing this for over 23 years. If you are a first time home buyer, put my experience to work.

 

First Time Home Buyers - Possible Loan Options:

FHA loan : Typically best for buyers with lower credit scores or limited savings. Down payment: As low as 3.5%

VA loan : Eligible U.S. military service members, veterans, and surviving spouses. Often requires 0% down.

USDA loan : Typically for moderate to low-income buyers in eligible rural and some suburban areas. Down payment can be 0% down for qualifying properties. Must meet household income limits and purchase a home in a designated rural area.

Conventional 97 (Fannie Mae): Allows for a 3% down payment, if you qualify

HomeReady (Fannie Mae): Offers a 3% down payment, if you qualify

Home Possible (Freddie Mac): Similar to HomeReady, offers a 3% down payment option for buyers with good credit.
